What does assisted living include at Newlands?
Assisted living at Newlands typically includes help with daily tasks such as personal care, medication management, and housekeeping, alongside access to communal facilities, meals in our restaurant and social activities. At Newlands, our ARCO retirement community model ensures you receive transparent, high-quality support tailored to your needs.
What types of properties are available at Newlands?
We offer spacious two-bedroom, two-bathroom contemporary apartments and two and three-bedroom Cotswold stone cottages, both designed for comfortable later-life living with modern amenities and accessible layouts.
What are the ownership options?
Independent retirement properties are available at Newlands on a leasehold (typically a 125-year lease). There are also a select number of properties for rent at Newlands. Each option suits different financial and lifestyle preferences, and our team is happy to provide you with more information and explain the details.
Can I personalise my home?
Yes. Your leasehold property at Newlands can be personalised to mirror your individual taste and style, creating a space that genuinely feels like yours.
What costs are involved in purchasing a property at Newlands?
Costs include the property purchase price and associated costs, a monthly Management Service Charge covering communal services, and a Transfer Fee payable on resale for leaseholds. Full details of all costs are available in our Fees and Charges Explained section.
Is there a reservation fee to secure a property?
No. There is no reservation fee. Knight Frank, our appointed agent, will issue a Memorandum of Sale with full conditions of purchase once you are ready to proceed.
What is the Management Service Charge?
The monthly Management Service Charge covers maintenance of communal areas and shared amenities. It is managed on a not-for-profit basis and reviewed annually to reflect supplier costs. Current rates are available in our Fees and Charges Document.
Can I sell my property whenever I choose?
Yes. Your property is your asset and you are free to sell it at any time, subject to our terms and conditions. We offer a resale service through Knight Frank, or you may appoint your own agent. The Transfer Fee applies on resale.

What on-site facilities does Newlands offer?
Residents have access to a restaurant with an al fresco terrace, a café, a library, drawing room, hair and beauty salon, and a dedicated wellbeing room. Our landscaped gardens create inviting outdoor areas for relaxation and light exercise.
Can family and friends visit whenever they wish?
Absolutely. Your new home at Newlands is yours to enjoy as you wish, and your guests are always welcome. Our concierge team can assist in organising private dining in the restaurant or help with any other needs during your visits.
Fine Dining
What dining options are available at Newlands?
Our on-site restaurant offers high-quality fresh meals prepared by skilled professional chefs using locally sourced seasonal ingredients. There are three options for each course each day. Or, if you prefer, you can choose simpler options like a jacket potato or an omelette. Additionally, there is a café for casual refreshments to enjoy your favourite tea and coffee, and a sun terrace for outdoor dining in good weather.
Can dietary requirements be catered for?
Yes. Our chefs are committed to accommodating all dietary requirements, allergies, and preferences. Menus are discussed with residents to ensure every meal is enjoyable and appropriate to individual needs.
Can I host private events or family dinners?
Absolutely. Our private dining facilities are available for celebrations such as birthdays, anniversaries, and family gatherings. Our events team and dedicated supper clubs also provide wonderful opportunities to socialise with fellow residents.

What fitness and wellbeing services are available?
We offer Pilates, yoga, and expert-led fitness classes alongside a dedicated wellbeing room providing physiotherapy, massage, and therapeutic treatments. All programmes are tailored to individual abilities and needs.
Do I need to be active to enjoy life at Newlands?
Not at all. Activity at Newlands is entirely your choice. Whether you prefer gentle strolls through the landscaped grounds, relaxing in the café, or joining group fitness classes, there is always an option that suits your pace and preference.
How does Newlands support mental and emotional wellbeing?
Our events calendar, welcoming community spirit, and friendly team all promote emotional wellbeing. Regular contact with neighbours, shared activities, and access to professional support will enable you to feel engaged and valued.
Moving Support
What moving support does Newlands provide?
We have partnered with Lucy Rollinson, the Cotswold Move Manager, to offer comprehensive moving assistance including decluttering and downsizing support, packing and unpacking, property sale coordination, and setting up your new home.
Is downsizing support available before I move in?
Yes. Once your offer has been accepted, Lucy and her team will work alongside you with patience and care, helping you make thoughtful decisions about your belongings, identify items for your new home, and find appropriate arrangements for everything else.
How does the property sale coordination service work?
Your Move Manager can liaise with estate agents, coordinate viewings, and manage the practical aspects of selling your current home, providing valuable support throughout the process so you can focus on your new life at Newlands.
Selling Your Retirement Home
How does the resale service work at Newlands of Stow?
Our partnership with Knight Frank means professional marketing, expert valuation guidance, accompanied viewings, and targeted promotion of your property — all covered within your Transfer Fee with no additional estate agency costs. You are at liberty to choose your own estate agent to resell your property. Please note that you will be responsible for covering their costs in addition to the payment of the Transfer fee.
What is included in the marketing of my property?
Marketing includes professional photography, floor plans, and beautifully produced brochures, with promotion across major property portals and specialist retirement websites. Our team handles all enquiries and viewings on your behalf.
Can I appoint my own estate agent to sell?
Yes. You can appoint your own alternative agent. They can work alongside Knight Frank or independently, though you would remain responsible for their fees in addition to the Transfer Fee.
Care & Support
What care services are available at Newlands?
We provide nursing care, respite care, palliative care, personal care at home, and wellbeing support. All care services are delivered by our CQC-rated Outstanding team of registered nurses and trained care staff, available 24 hours a day.
What happens if my care needs increase over time?
Our care grows with you. From light-touch domestic support through to specialist nursing care, we continuously adapt your support package. Nursing care can be provided in your own home or in our specialist nursing unit within the Manor House.
Is care available around the clock?
Yes. Our professional care team is on-site 24 hours a day, seven days a week. Every home is fitted with an emergency call system, so help is always immediately accessible.
What nursing care does Newlands provide?
Our registered nurses provide clinical care including medication management, wound care, catheter care, and health monitoring, working closely with GPs and specialist medical teams to ensure coordinated, person-centred care.
What respite care options are available?
We offer flexible respite care for planned breaks or emergency cover, including post-surgery recovery. Our experienced carers maintain familiar routines and provide compassionate, professional support throughout.
What is palliative care and does Newlands provide it?
Palliative care focuses on comfort, dignity, and quality of life for people with serious or life-limiting illnesses. Our compassionate team provides expert symptom management, pain relief, emotional support, and end-of-life care in familiar surroundings.
How does Newlands support residents as their care needs change?
We offer a complete continuum of support, from independent living assistance and personal care through to complex care and nursing, ensuring you always receive the right level of support without needing to move to a different provider. However, we do not offer dementia care.
What is the difference between personal care and nursing care at Newlands?
Personal care covers day-to-day assistance with activities such as bathing, dressing, and meals. Nursing care is delivered by registered nurses and covers clinical needs including medication management, wound care, and medical monitoring.
