Retirement Homes

What is a retirement community?

Retirement living offers independent housing for people aged 55+. Communities feature private homes with shared amenities like dining, activity rooms, and gardens. Residents retain independence while accessing services like meals and housekeeping. These communities provide safe, age-appropriate environments, offering peace of mind and ease.

It’s ideal if you want to maintain your independence, downsize to a smaller home, and join a community of peers with support nearby. At Newlands, you are not choosing between independence and support – you’re embracing both.

Live independently, your way

We combine the benefits of independent retirement living with exceptional care and support when you need it.

At Newlands residents live in their own private homes within a supportive community where trained staff are available to provide tailored assistance as needed. You maintain your independence and privacy while receiving the right level of support to live comfortably and safely.

When your needs change and you require more care or support, our specialist nursing service offers 24-hour nursing care from a qualified team of registered nurses and carers, either in your own home or in our specialist nursing unit.

Retirement Homes - Ownership models explained

Properties in Newlands are typically available in these two main options:

Leasehold

As a leaseholder, you have the right to live in, sell, or pass on your property within the terms of your lease agreement. An annual service charge covering the upkeep of shared spaces, maintenance and community facilities will apply.

Leasehold offers an accessible route into retirement community living, with the security of a long-term agreement and the reassurance of a well-managed, supportive environment designed around your needs.

When you purchase a leasehold property at Newlands, you own your home for a fixed period — typically 125 years — while the land beneath it remains owned by the freeholder. It is one of the most common forms of ownership in retirement developments across the UK because of its extensive benefits and advantages.

Rental

Renting at Newlands means you pay a regular monthly rent to live in your home, without purchasing the property itself. We have a limited number of properties for rent in Newlands. It is a popular option for people who want flexibility and to avoid the responsibilities that come with ownership. Along with your monthly rent, you pay a service charge to cover maintenance, communal areas and amenities.
