Finding your perfect retirement home at Newlands is straightforward and stress-free. Whether you’re looking to buy or rent, our friendly team guides you through every step of the process.

For buyers, we offer leasehold properties with transparent pricing and charges. Our team can help you understand your options. There are also options to rent select properties. Once you’ve chosen your new home, our team will assist you with the paperwork and help you prepare for move-in day.
Fees and costs
We believe in complete transparency about fees and costs. There’s no reservation fee to secure your property. Knight Frank, our appointed agent, will issue a memorandum of sale with full conditions of purchase.
For property owners, costs include an annual ground rent (applicable to leasehold properties and reviewed every five years in line with the Retail Price Index), a monthly Management Service Charge, and a Transfer Fee when you eventually resell. The Transfer Fee rate depends on your period of ownership with all details available in our Key Facts and Fees and Charges documents.
When you buy at Newlands, it’s your home and your asset, giving you the freedom to sell whenever you choose. Each property is individually metered for gas, electricity, and water, allowing you complete control over selecting your own utility providers.
If you are renting one of our apartments, you’ll pay a monthly rent which includes all services covered by the Management Service Charge.
Care and support services are charged separately.
Service charges made simple
Our Management Service Charge is managed and collected monthly via direct debit. The charge is reviewed each year to reflect any increases from our suppliers and operates on a strictly not-for-profit basis. Current rates are detailed in our Fees and Charges Document.
Support when you sell
Should you decide to move on, we offer a resale service through Knight Frank, our appointed agent, whose fees are covered in the Transfer Fee. Alternatively, you’re welcome to choose your own agent, though you’ll remain responsible for both their fees and the Transfer Fee.

Yes. Your property is your asset and you are free to sell it at any time, subject to our terms and conditions. We offer a resale service through Knight Frank, or you may appoint your own agent. The Transfer Fee applies on resale.
